Very good. We believe many MANY banks do NOT work with homeowners because it is simply NOT in their best interest. These days anytime you have a bank, you usually have an insurance company right next to it. There is a reason WHY banks take back properties and then sell them to OTHER PEOPLE for as much as 40% LESS than what was owed by the mortgage holder in trouble... when, they could have just knocked 25% off the homeowners loan and avoided taking hte house back. Go research it...

Theres no point in going to a foreclosure auction for a good deal at a home. EVEN if you KNOW that the property your looking to bid on is a steal at its starting bid and heres why. Lets say "1st Silly and Trust" sold a house for 100,000 to the "Smith" family. The Smith family was delinquent in there mortage and the house fel into forclosure. The smiths payed about 20,000 into the house but Lose that money per the agreement you sign when you buy a house from a bank loan. So 80,000 is left.

The newly elected President Barack Obama could enact(once he takes office)to federally mandate long term loan modification's (interest) on behalf of all Americans with ARM Negative (sub-prime/ deferred interest) mortgage loans (the main reason for foreclosures) at a low interest rate (fixed by the Federal Reserve Bank) for 40 & 50 year's, depending on income. Leaving it up to the bank's to do this is akin to putting the fox in the hen house to protect them.

Starting in Jan 2007, and avge of $25B a month in sub-slime only mortgages reset every month for 24 months. This ignores the Alt-A and prime adjustables, which also show signs of stress. Then we get about 6-8 months of calm before we hit about 15 months of Option-ARM resets with about $15B/month for those as well.

"Deal" is relative. I've even said in my blog, there is no such thing as a "deal" until you sell it. If you get a "deal," the next house that sells will be a better "deal," thus negating your "deal." On other hand I don't believe in market timing. You seem to think it will take 2 years. I know people that had to wait 10 years to sell a condo and break even.

The lesson of the value of your sold home now being worth 20-30m less didn't stick with you. You can expect this house to be worth $450 a year from now. If you plan on living here for the next 10-15 years you should break even. Look at the median income for your area and multiply it by 2-3 times. That will be the historical average prices for homes.

People are mad at these crooked corporations but it's the over leveraging by lending institutions that caused the problem. The corporations are a separate problem in itself although the government can't place the burden on the taxpayer of the corporations. Stricter lending policy would have prevented the problem. The government(s) is at fault for not stepping in before the crisis got out of hand. Taxing people to death, over leverage, and making us rely on crude oil.

in the depression they had Shanty towns so when you see those pop up you know things are bad.. when inflation exceeds the interest rate you have a condition that is of negative real rates and it's very bad for an economy. oil is a major expense that keeps inflation high and how the government spends creates inflation. if these 2 things are not controlled it's bad for the economy. tap on banks allowing people to over leverage which has already happened.

will likely go on though 2010 and perhaps 2011. it's tough to put exact numbers on such a mess but this yr shows to be gloomy and most agree that it will be tough into 2010. you just never know though so maybe with modern intervention it will be possible to change it but they haven't done nothing to improve the conditions such as create jobs or put money into the hands of people.
